  • chevron_rightAre basketball goals allowed in the front yard?
    As of October 2016, the membership at the time agreed to the following change (additions are underlined, deletions are stricken through) to the CC&Rs:
     
    Poles, other than basketball goals (e.g., basketball goals, bird houses, etc.) must be located in the back yard.
     
    This was the outcome of the vote:
    BE IT RESOLVED, that the Members of the Association hereby authorize and instruct the Board of Directors of the Association to no longer enforce the provision of the Declaration requiring basketball goals to be located in the back yard of a Lot.
     
    Original wording:
    Poles (e.g., basketball goals, bird houses, etc.) must be located in the back yard.
  • chevron_rightAre fireworks allowed?
    In summary, fireworks are only allowed around the 4th of July.
     
    Per the Town of Goldsby, Code of Ordinances Article 3. Miscellaneous Provisions.
     
    Section 7-19. Sale, Possession or Discharge of Fireworks Prohibited; Stands.
     
    A. It shall be unlawful and an offense for any person, firm
    or corporation to sell or have in his, her or its
    possession, or to discharge, ignite or in any manner
    aid, assist or abet in the discharging or igniting of, any
    firecrackers of any size, type or description, skyrockets,
    pistols, torpedoes, roman candles, flash salutes, flash
    crackers, balloons or other fireworks (or substances
    designed and intended for pyrotechnic display), also
    small display ground pieces, canes, cap pistols,
    cannons or other appliances using caps containing
    chlorate or potash mixture within the corporate limits of
    the Town of Goldsby, Oklahoma, except for the longer
    of:
     
    1. The period of time commencing at 8:00 o’clock
    a.m. on the Saturday immediately preceding the
    4th day of July and ending at 12:00 o’clock
    Midnight on the 4th day of July; or
     
    2. The period of time commencing at 8:00 o’clock
    a.m. on the 1st day of July and ending at 12:00
    o’clock Midnight on the 4th day of July.

  • chevron_rightCan I build a pool?
    Yes, per the CCRs, Article IV, Paragraph 2:
     
    "In-ground swimming pools may be built within the building area of any Lot subject to the limitation of one per Lot.  Swimming pools shall be enclosed with a wall and/or fence or by a locked, approved fence around the entire lot."
     
    Per the Two of Goldsby Code of Ordinances (Document can be found here: http://codemgmt.net/ See page 74, Section 4-15. Building Permits, F. 1. 2.):
    • fences need to be a minimum of 4 feet high, and
    • required a $25 building permit.
    • need to abide by any type of easement and minimum setback requirements.
  • chevron_rightCan I have a DirectTV or Dish Network satellite dish?
    It depends on your specific Covenants, however, per the FCC, you can have them.  See guidelines at https://www.fcc.gov/media/over-air-reception-devices-rule.  The rule allows these types of dishes of 1 meter or less in diameter.
  • chevron_rightCan I have solar panels?
    Our CCRs have no restrictions on solar panels, but the Town of Goldsby requires a permit request due to the electrical portion and the Town will need to inspect.
     
     
     
     
  • chevron_rightCan I update my user name or email address on the website?
    Yes, log on using your existing user name and password.  User name should be the email address to which we send email messages.  If you forgot password, use the "Forgot Password" option to reset.  Once logged on, you can change user name, email address, phone number, etc...  There is no need to create a whole new account.
  • chevron_rightDo basketball goals need to be well maintained?
    Yes.  If you have your basketball goal, especially in your front yard, it needs to be in good working order.  It can not be laying down.  We understand that Oklahoma is a windy state, so home owners need to properly secure them so they do not blow over.
  • chevron_rightDo I need a building permit from the Town of Goldsby for a storm shelter, pool, building, etc.?
    Per the Town of Goldsby Code of Ordinances (Document can be found here: http://codemgmt.net/ See page 74, Section 4-15. Building Permits, F. 1. 3. i.):
     
    F. Building Permit fees shall be based primarily upon the
    Municipal costs incurred in the administration of the
    Municipal Building Permit System, and are hereby set,
    adopted and established as follows:
    1. Demolition Permit------------------- $25.00.
    2. Storm Shelters, Swimming Pools    $25.00.
    3. One and two-family dwellings:
      1. For remodeling, alterations, carports, parking structures, additions, or accessory buildings over 100 square feet or with utility hook up $00.62 per $1,000.00 of valuation, $25.00 minimum fee.
      2. For new construction-$00.15 per square foot $25.00 minimum fee.

  • chevron_rightDo I need a city building permit for my outbuilding?
    Whether or not you need a building permit from the City of Goldsby, per the Covenants, you are required to submit any building plans to the Architectural Committee.
     
    Do you still need a City of Goldsby's permit?
    • If building is over 100 sq. ft. or adding electricity, then you need a permit from the City.
    • If your building is less than 100 sq. ft. and will have no electricity, then a city building permit is not required.
    Per the Two of Goldsby Code of Ordinances (Document can be found here: http://codemgmt.net/ See page 74, Section 4-15. Building Permits, F. 1. 3. i.):

  • chevron_rightHow do HOA nominations work for the Board of Director positions?
    Basically, it is the responsibility of the Nominating Committee to find nominees, but it has been our HOA's practice to solicit any member to nominate another member or even to self-nominate yourself as a member.  This allows everyone an opportunity to participate and to show no bias in the process.
     
    For reference, this is from Article V of the By-Laws:
     
    NOMINATION AND ELECTION OF DIRECTORS - Section 1: Nomination Nomination for election to the Board of Directors shall be made by a Nominating Committee. Nominations may also be ma.de from the floor of the annual meeting. The Nominating Committee shall consist of a Chairman, who shall be a member of the Board of Directors, and two (2) or more members of the Association. The Nominating Committee shall be appointed by the Board of Directors prior to each Annual Meeting, to serve from the close of such Annual Meeting until the close of the next Annual Meeting and such appointment shall be announced at each Annual Meeting. The Nominating Committee shall make as many nominations for election to the Board of Directors as it shall in its discretion determine, but not less than the number of vacancies that are to be filled. Such nominations may be made from among Members or non-members.

  • chevron_rightI didn't receive or lost my pool key, what do I do?
    If your home is new construction, a key will be supplied to you by the HOA at no cost. If you purchased an existing home, the pool key should have been transferred to you from the previous owner. If you lost your key or need a replacement, they can be purchased for $5 by contacting the HOA Secretary.  Complete this contact form if you have other questions.
  • chevron_rightI have a noise complaint. What can I do?
    The CC&Rs/Bylaws do not contain any rules regarding noise, therefore the HOA is unable to address any noise complaints. We recommend trying to talk to your neighbors to see if an amicable solution can be had.
     
    You may also contact the McClain County Sheriff Department with your complaint.  Dispatch: (405) 527-4600
     
    The Town of Goldsby has noise ordinances and the Sheriff can issue a violation (i.e., a fine of $100) per the Town's Code of Ordinances. 
  • chevron_rightI want to build something, what should I do?
    Review the CCRs and submit your plan to the Landrun Addition HOA.
  • chevron_rightIs there a difference between the annual dues and the annual assessment?
    No difference, they are the same.  The CCRs use both terms while the By-Laws refer to them as the annual assessment.
  • chevron_rightMy neighbor's aerobic septic system has a strong smell, what can I do?
    The Oklahoma Department of Environmental Quality (ODEQ) sets the rules and regulations for our on-site aerobic septic systems.  First talk to your neighbor.  If that does not work, please call ODEQ.  Proper maintenance of a septic system will help prevent strong odors from developing.  Other times, it could be an acute system failure leading to the smell.
  • chevron_rightShould I pick up my dog's poop in public areas?
    Yes.  Our streets and common lots are not rest areas for your dogs.  Please be respectful of your neighbors and clean up.
  • chevron_rightWhat are the hours for construction work?
    Weekdays = 7AM to 9PM
    Weekends/Holidays = 9AM to 9PM
     
    Reference: There is no specific noise ordinance in the CC&Rs nor in the Town of Goldsby, but using Norman ordinances for guidance.
  • chevron_rightWhat are the requirements for a building or other miscellaneous structures?
    Relevant excerpts from Article IV of the CC&Rs,
     
    "No miscellaneous structures (e.g., outbuildings, storage tanks, tool sheds, kennels, pool houses, pagodas, greenhouses, temporary structures, etc.) shall be allowed without prior written approval of the Declarant or the Association."  
     
    "No garage or outbuilding on any Lot shall be used as a residence or living quarters.  Separate structures are encouraged to match the architecture of the primary residence, as to harmony of external design, color, materials, roof pitch."
     
    "Separate structure shall not exceed 30 feet by 50 feet in size.  If the structure does not match the primary structure to which it is appurtenant, it shall be constructed of commercial grade permanent color clad metal.  The eave height shall not exceed twelve (12) feet.  The roof shall have a minimum pitch of 4 in 12.  All separate structures shall be uniformly and fully enclosed.  All separate structures shall be located behind the back line of the primary residential dwelling and shall be a minimum of five (5) feet from the property lines."
     
    Note : The Town of Goldsby also requires a building permit.
     
    When submitting plans to the HOA, please indicate how you will address the items in the previous paragraph (i.e., items like materials, colors, and a sketch with measurements (location on Lot).)  
  • chevron_rightWhat are the requirements for fences?
    Section 6 Fencing of Article I of the CCRs states:
     
    All fencing shall expose the finished side to all fronts and sides to all streets.  All fencing of the following types must be approved in writing by Declarant in advance of installation:
    • Any fence composed of materials other than wood or stone;
    • Any fence of color other than natural wood or natural stone;
    • Common Area fence;
    • Association fence;
    • Public fence;
    • Any other fence which will extend beyond the front of any building structure;
    • Any fence over six (6) feet tall.
    All common area fences shall not be damage or removed by the owners of the abutting Lot.  These restrictions may be waived, in writing, in whole or in part, by Declarant.
  • chevron_rightWhat are the requirements for roofs (including color)?
    Per Article I, Section 4 Roofs in the CCRs:
     
    Each roof is to have a 30-year rating on laminated composition or fiberglass shingles.  Color of composition roofs shall be weathered wood or antique slate.  Roofs shall be 8-pitch minimum.  No standard 3-tab roofing material shall be allowed.
     
    Any metal valley on composition roofs must be factory painted and sealed with the color to match the color of the roofing material.

    Page 25 of the Goldsby Zoning Codification regarding R-2 Medium Density Single Family Residential:
     
    Section 2-17. Minimum Lot Area and Width, Minimum Required Front, Side and Rear Yard Setbacks, and Maximum Height. 
    A. Single-Family Dwelling (or Other Non-Institutional Uses). 
     
    1. Area: 10,000 sq. ft. 
     
    2. Width: 60 ft. at the building line. 
     
    3. Front Setback: 
     
    i. Interior Lot: 25 ft. 
     
    ii. Corner lot, home facing same direction as other homes on block: 25 ft. 
     
    iii. Corner lot, home facing side street with driveway in front: 25 ft. 
     
    iv. Corner lot, home facing side street with driveway through rear or either side: 15 ft. 
     
    4. Rear Setback:

    The pool opens Memorial Day weekend and closes Labor Day weekend.

    If it is a violation of the CC&Rs, then please fix by the due date in the letter.  If you have an extenuating circumstance, then please contact the Board and we will work through a plan to get you back into compliance with the CC&Rs.

    Per this document, Flag Pole Amendment to CCRs, the maximum pole height is 20 feet.
  • chevron_rightWhat is the posted speed limit in our community?
    All community streets are 25 miles/hour.  Once you exit the community, the speed limit increases to 35 miles/hour.
     
    Can always call the McClain County Sheriff.  The Town of Goldsby contracts with the Sheriff's office to patrol the town.  Three sheriffs cover the various shifts.

    Per the CC&Rs, annual dues may be increased by up to 10% per year by the Board, but anything above 10% may be executed by at least two thirds of the members pursuant to votes cast in person or by proxy at a meeting duly called for this purpose.

    Note: This not an not exhaustive list.

    2. Fill settling ground around lateral lines directly east of pool
    3. Spread ant poison as needed

    5. Take trimmings to dump
    6. Pick up trash around pool and pond
    7. New planting or replanting of trees, bushes, plants around entryway and pond.
    8. Rake, bag, & dispose of leaves on Common Areas in the Fall/Winter months
    9. Pick up of branches and sticks around the trees especially at front entry
    10. Weed the front entryway island
    11. Power wash and re-stain wood pool fence and wood fence around grave site on Tombstone Trail.
  • chevron_rightWhen do board of director and officer positions expire?
    Board of Director positions, after three years, expire at the October annual meeting.  Officer positions are one year long and expire at the annual meeting as well.
  • chevron_rightWhere do I need to store my trash cans on days other than pickup day?
    Per the Covenants, Article V, Section 3. Maintenance, 2nd sentence:
     
    All garbage and trash storage must be screened from the viewing of the public.
  • chevron_rightWho do I call when a street light is not working properly?
    Please call OEC at (405) 321-2024 and report it.  Some poles have a number on a yellow sticker at the base.  If not, report the home address nearest the pole.  The HOA pays for each street light and we pay whether they are on or off, so for various reasons, best to have them functioning properly.

    It is called Brentwood Addition.  It is in the Town of Goldsby.  They will have their own HOA.

  • chevron_rightWho maintains the roads in our subdivision?
    The Town of Goldsby is responsible for the roads in our Addition.  A gated community is not a good financial option as the HOA is responsible for any road maintenance. 
     
    Ronny Nelson, Public Works Director, is responding for among other things road maintenance.

    This is the sender email address associated with the Email Publisher functionality of the website.  We don't pay for an extra email domain.  We use free email accounts, but can't associate free email addresses with the Sender.  However, in all of our publications, there are multiple ways to reach us.  That is, through the website itself or our email addresses shared in meeting agendas and minutes and other email communications.
  • chevron_rightWhy is there only one vote per household?
    Below are excerpts from the CC&Rs and By-Laws.  We have long understood this to mean one vote per household.  That is, not one vote per deeded member per household.  We have also confirmed this understanding with our HOA lawyer.
     
    From the CC&Rs:
    ARTICLE X 
    MEMBERSHIP ASSOCIATION AND DUES 
    Every person who is a record owner in any single-family residential lot covered by this Declaration and any future Declaration has membership rights. Membership is mandatory. No Owner shall have more than one membership for each lot. Membership shall be appurtenant to and shall not be separated from ownership of any lot which is subject to assessment by the Association. Ownership of such lots shall be the sole qualification for membership. 
     
    From the Bylaws:
    Article II
    Definitions
    Section 5 "Owner" shall mean and refer t.o the record Owner. whether one or more person or entities, of the fee simple title to any Lot which is a part of the Properties, including contract sellers, but excluding those having such interest merely as security for- the performance of an obligation. 
    Section 8 "Member" shall mean and refer to those persons entitled to membership as provided in the Declaration and further defined as a Homeowner of a residence located on a Lot or combination of Lots.
